
Information for Contractors: "Running The Job"
As a general contractor, I have always considered that the primary role on my projects was total quality management. A typical residential or light commercial project may involve 20 or more specialty contractors who have to interact with each other within the confined environment of a completion schedule and a budget. Consequently, the general contractor (GC) is the only one that has the "big picture" of the project in mind and at his fingertips. This is just one of the three corners of the management triangle that every GC must control. Additionally there are the multiple facets of the quality of the workmanship and the materials that provided for in the contract and most importantly, the aggregate cost of the work. Obviously, this is quite often a delicate balancing act to keep the three aspects in sync with each other. It is a know rule of trigonometry that if you change the length of any side of a triangle you will directly change the length of the other two sides.
More owner contractor disputes erupt over the inability to manage "cost, quality and schedule."
